Wandsworth is both a London borough, containing areas like Battersea, Putney and Tooting, and a hub in its own right – Wandsworth Town. Historically its centre has been dominated by the Young’s Brewery and the myriad pubs surrounding it.

The industrial revolution transformed Wandsworth. The area has also seen widespread regeneration with a series of large schemes giving Wandsworth a much-needed facelift. Popular with families and packed with great schools, it’s now one of London’s most affluent and attractive inner suburbs.

Where is Wandsworth?

So, where exactly is Wandsworth? Nestled in South West London, the borough is also a part of Inner London. Wandsworth borders Lambeth to the east, Merton and Kingston upon Thames to the south, and Richmond upon Thames to the north and west.

Is Wandsworth a nice place to live?

We have already mentioned some of the reasons why Wandsworth is a nice place to live. But there’s more. For a start, it would be unfair to lump all its diverse micro-communities under one umbrella. While Clapham is a great spot for nightlife, Tooting and the Town serve up some fabulous international cuisine. Need a breath of fresh air? Head over to Battersea Park or any of the numerous green spaces scattered around the area.

Wandsworth property prices

The average price of property in Wandsworth is £824.000. This is according to figures published by Rightmove for the 12 months to February 2025. This places Wandsworth significantly above the average property price for London overall, which is £706,000.

Flats account for almost exactly half of the properties sold in Wandsworth in the past 12 months, with an average price of £548,000. Terraced houses are likely to set you back around double that, with an average of around £1,100,000. Meanwhile, semi-detached and detached houses across the borough really push budgets sky-high, with average prices of £1,800,000 and nearly £2,000,000 respectively.
