Top 10 new build homes developments in Stratford

Before the London 2012 Olympics, Stratford wasn’t the top of anyone’s must-live areas. However, the Games brought a new wave of investment, optimism and confidence to many overlooked parts of the capital, including Stratford. But what is happening here now, 10 years on? Come explore the current face of this East London area, as we look at some of the best new build homes developments in Stratford.

Where is Stratford?

Not to be confused with Stratford-upon-Avon, Stratford is an East London town located within the borough of Newham. This puts it within the Greater London area, with Hackey to the west, Walthamstow to the north, Forest Gate to the East and Bromley by Bow to the south.

Why live in Stratford?

Stratford’s strengths as an exciting and entertaining place to live have grown and grown since the Olympics. Queen Elizabeth Olympic Park is perhaps the biggest legacy of the Games, as it includes the redeveloped Olympic Village as well as some truly iconic attractions, such as the ArcelorMittal Orbit at Queen Elizabeth Olympic Park. This is the world’s longest tunnel slide, measuring 80-metres tall. Not only is it an unimagineable thrill to ride, it also provides outstanding views of the city from the top.

Other big-name attractions include the Westfield Shopping Centre. This is one of London’s premier retail experiences, offering more than 250 shops, restaurants and on-site entertainment experiences.

If you’re looking for a place where it’s easy to get a culture fix, Stratford delivers. Plus, in 2023, Sadler’s Wells will open a brand-new theatre here. Sadler’s Wells is an institution with a 300-year history as a home for the arts. Over half a million people visit its theatres each year to witness some of the most cutting-edge and ambitious dance performances in the world. Then, in 2025, a sister site to the world-famous V&A Museum will open. The V&A East Museum and its V&A East Storehouse will be part of the £1.1 billion Olympic legacy project, East Bank.

Add in some great schools and an enviable transport setup, and you can see why people are keen to live in Stratford.

Transport in Stratford

Stratford is very well placed when it comes to transport links. Stratford station itself is on the Central line, with connections to the DLR, Jubilee Line and London Overground. You can be in Oxford Circus or Bond Street within 20 minutes, the DLR take you to Canary Wharf.

There’s also great road links in Stratford, as the A11 and A12 connect up with the M11 and M25 motorways. This provides easy access to Stansted Airport.

Stratford property prices

In the past 15 years, Stratford property prices have risen by a remarkable 71% overall. This is partly because of heightened demand for East London property, and partly because of the home-building trend. Over 10,000 new build homes have shot up in record time. These represent a mix of luxury apartment buildings, smart urban townhouses and more affordable flats.

It’s not just new build developments on offer in Stratford either. You can also find excellent examples of fine Victorian terraced housing mixed in among the gleaming new builds.

Zoopla currently puts the Stratford house price average at £469,169 (Late April 2022). Even with rising prices across the borough of Newham, there are still competitive price points to be found across Stratford.

As for renting in Stratford, expect to pay on average around £450 per week. Though this is an area-wide average, so it’s possible to find rental options much closer to the £300 per week mark.
