Outer London zones more popular

The COVID-19 pandemic has changed so many aspects of life in the UK. After various lockdowns, working from home has become the new normal for millions of Londoners.

With so many companies and individual employees successfully adapting to remote working practices, in many cases there doesn’t seem to be much of a need to go back to the way things were. Many remote workers no longer need to live close to their place of work, even though plenty of people have also chosen to return to the office.

Ultimately, this means that Londoners with remote working jobs can now focus on other factors when finding a home. They can concentrate more on things like access to local amenities, green spaces, housing quality and, of course, prices. This is why Zones 4 and outwards are seeing such a boom in popularity. They have so much to offer when the obstacle of a lengthy commute into the centre of London no longer applies.

House prices in Zone 4

Zone 4 still represents excellent value for money, and equally solid prospects for finding affordable property prices. Research from Savills last year showed that a flat in Zone 2 will likely cost more than £610,000, whereas a similar home in Zone 4 averages at £364,000.

Of course, a London zone covers quite a few areas, which often come with varying price tags. Some of the best-value places to look at the moment include Ilford, with flats coming it at around £177,330. Thamesmead is also a great spot for terraced homes, which cost £337,273 on average. Both areas have seen improvements thanks to the opening Elizabeth line and regeneration funding. Barking is another up-and-coming suburb that’s attracting a lot of attention from first-time buyers, too.

The London average property price in December 2023, according to Zoopla, is £733,000. This makes Zone 4 a comparative bargain at around half that. Remember though, things change fast in the London property market. There’s never a bad time to freshen up your knowledge of where the best prospects are across the capital in terms of value for money.
