In the United States, the fixed annual interest rate stands at 10%, while in Mexico, it is set at 16%. Both countries impose a generation fee of 3% on these loans.
The income generated by this arrangement is based on an additional percentage earned when finalizing the transaction with the client. For example, if a deal can be closed at 18% with the client, the investor will be offered a 16% return, while the remaining 2% will be earned alongside the 3% origination fee. This additional income is obtained through equity ownership in the development.
The revenue for the loan provider is derived from retaining the negotiated percentage increase and the 3% origination fee.
The minimum duration for these loans is 3 years, and a minimum investment of $500,000 USD is required to participate.
