Where is Canning Town?

Canning Town is a district in the East London Borough of Newham. Its southern part pushes up against the River Lea, just before it flows into the River Thames.  It’s bordered on the north by Plaistow, on the east by Beckton, on the south by Custom House, and on the west by Leamouth.

Why live in Canning Town?

Like so much of East London, Canning Town is undergoing an amazing transformation. Back in 2012, Newham Council greenlit the ‘Canning Town and Custom House Regeneration Programme’, a £3.7 billion project to completely revitalise the area.

12 years on, and Canning Town is more desirable than ever as a place to live. Thousands of new build homes, shops, culture and leisure developments have added depth, colour and convenience to the district. Add in its useful location – easy striking distance from Central London – as well as good schools and an improving safety record, and it’s clear to see why more people are interested in making Canning Town their home.

The urban regeneration work here isn’t slowing down either. In 2024, we should see the development of a £600 million new town centre. Attached residential construction projects to support the growth of the area means that we can expect a further wave of new build developments in Canning Town.

Transport in Canning Town

Canning Town is well connected by rail, road and underground. It benefits from its DLR connection which continues to expand and add value. The Jubilee Line is also a great option for commuters, putting Custom House, Royal Victoria and Canary Wharf just four minutes away.

The A13 provides great road connections to Central London as well as Barking and Dagenham. For something a bit different, there’s also the Emirates Cable Car to whisk you over the River Thames to Greenwich. Perfect for a fun day out or just a break from the regular commute.

Property prices in Canning Town

Canning town is not cheap for buying property. The days of knock-down prices here are long gone. However, it is comparatively cheaper than the rest of the borough. This is especially the case when you look at the likes of Silverton and Victoria Docks.

Currently (October 2024), Rightmove has the Canning Town house price average at around £419,000. Again, this isn’t cheap, but it’s significantly below the London average of £691,000 and there are plenty of great options ranging from period brick homes to desirable modern new builds.
