The site is a former industrial estate and homes at Banbury Park integrate the adjoining countryside with the urban area.

One contented resident says: “The development looks strong and solid. The housing association guys are nice and always around doing their job. We often complained about a pigeon issue we have in the garage but it’s apparently difficult to catch up with it. Other than that we are happy about everything.”

Where is Walthamstow?

Walthamstow sits in a convenient position in north east London, between TFL’s zones 3 and 4. It borders Hackney and Newham to the south, Haringey and Enfield to the west, and Redbridge to the east.

What’s it like to live in Walthamstow?

Walthamstow has all the advantages of city living, with the added bonus of wide open spaces and parkland right on its doorstep. While it was once firmly family territory, young professionals and creatives have been flocking to Walthamstow as prices rise in the likes of Hackney and Hoxton. This makes for an eclectic mix, where bustling, traditional street markets collide with independent cafés, pop-ups and boutiques.

Walthamstow benefits from a variety of parks and green spaces, making it easy to get away from it all. To the west, Walthamstow neighbours Lee Valley Park and the Walthamstow Wetlands. On its eastern edge, Walthamstow Forest Park and Higham Park create a green belt that connects to Epping Forest’s epic 8,000 acres of park and woodland.

The area is well connected to Central London, but it also provides everything you need for everyday living. Walthamstow’s high streets and village centres provide a wealth of shops, while the famous Walthamstow street market is said to be the longest in Europe. It stretches for a kilometre along the pedestrianised High Street. There are also indoor markets at Wood Street. The area offers a choice of restaurants from around the world, numerous street food vendors and a growing number of independent cafés.

Transport in Walthamstow

Walthamstow straddles Transport for London’s zones 3 and 4. The borough is served by several London Overground stations, which provide easy access to Liverpool Street in the heart of the City of London. There is one underground station in the area: Walthamstow Central. From here you can join the Victoria Line for direct access to Central London in 20 minutes.
