Nine Elms (or 9 Elms, if you want to sound cool) is a strip of London in the south bank of the Thames which includes Vauxhall to the east and parts of Battersea to the west. For a very long time, the area exemplified London’s industrial hangover. Now, however, the whole area is reborn as an outpost of prime central London, with major new investment capital pouring in. If you want to live in Nine Elms, our list of top-ranked developments can give you a head start on your search.

At the heart of the regeneration is the new US Embassy which is relocated to Nine Elms from its previous site on Grosvenor Square in Mayfair. So great is the extent of the transformation that the area now has two new tube stations. These both sit on a new branch of the Northern Line connecting into Kennington. The Northern Line extension (NLE), including ‘Battersea Power Station’ and ‘Nine Elms’, stations opened in September 2021.

Note: We know that the title of this list is “Top 5” for Nine Elms, but the simple fact is the area has gained a lot of popularity with renters and this has translated into a lot more developments being entered onto HomeViews’ database. That’s why we’ve expanded it to a full Top 10!

10 best places to live in Nine Elms

So, where are the best new build developments in 9 Elms? The best way to find out is by asking the people who already live there, and we did exactly that! Every day we speak to hundreds of locals across the capital. We ask what they think not only about their area but also about their specific new build homes. Here’s the inside scoop from the people who know Nine Elms best.

*PLEASE NOTE these rankings take into account how many reviews a scheme has and how recently those reviews have been submitted, so may not match the overall star ratings shown. Buildings with a larger number of more recent reviews are given a greater weighting to reflect current building performance.
