Rising from 9th to 3rd place in recent months is Camberwell Fields, a new-build development on the site of the former Elmington Estate in Camberwell. Camberwell Fields was developed by Notting Hill Genesis and the first phase of redevelopment completed in 2016. Taking 7th place in Southwark and just a 30-second walk from Southwark Station, The Music Box is a new, residential development made up of one, two and three-bedroom apartments. The building is just a stone’s throw from the Tate Modern and the River Thames, as well as The Cut – home to the Old Vic and New Vic theatres.
One the Elephant hits number 8 on our list. This Lendlease development comprises 284 apartments across 37 storeys. These apartments range from studios to three-bedroom apartments, most of which contain balconies. The development is situated in Elephant & Castle, just a three-minute walk from the station, which serves the Northern and Bakerloo lines.
9th in Southwark is Wood’s Road, a modern, residential development by Surrey-based housebuilder Crest Nicholson. It’s got a central spot in popular Peckham, close to the Queens Road and Peckham Rye stations for links to the likes of London Bridge and London Victoria. There are one, two and three-bedroom apartments on-site, which offer views of The O2 Arena and Canary Wharf from higher floors.

10th place is taken by Elephant Central. This Get Living development is located in the heart of Elephant & Castle in TFL zone 1. It offers great connections to the City, and is walking distance to London Bridge, and the South Bank. There’s a mix of, one to three-bedroom apartments, duplexes and penthouses, all available fully furnished. All apartments come with superfast WiFi included and are pet-friendly. Taking 12th place is a large-scale regeneration project in Elephant & Castle. Elephant Park by Lendlease is a mixed-use development which features 3,000 new homes alongside new shops, restaurants and cafes. It is the UK’s first climate-positive development, which includes an Energy Hub to provide net-zero carbon heat and hot water to all homes at Elephant Park.
We’re back to Porter’s Edge for number 13. This time it is for Sellar’s addition to the wider Canada Water regeneration scheme. It features a mix of studios and one, two, three and four-bedroom apartments alongside office space, retail units, a cinema and a health centre. The development is located only 2-minutes away from Canada Water station with links to the Jubilee line and Overground services.
Sitting in 14th, Strata is a Brookfield Multiplex development located in Southwark. It comprises 408 apartments in a 43-storey building, apartments come in studio, one, two and three-bedroom arrangements. The building also features retail space and restaurants, which the residents can benefit from. The development is located just a 4-minute walk from Elephant & Castle underground station, which is served by the Northern and Bakerloo lines.

Next up, developed by Galliard Homes, Marine Wharf East is a 2 minute walk form Canary Wharf station which offers both overground and underground services. The residence overlooks the River Thames, with the River Thames pathway a minute away from the development. Penultimate place on our expanded Southwark list goes to Maple Quays, a new-build residential development of more than 650 apartments in Canada Water, south-east London. It was developed by Barratt London and designed by Glenn Howells Architects. Ontario Point, the tower at the apex of the development, features 26 storeys of luxury apartments, and there are more apartments spread across surrounding mid-rise buildings.
And finally, slipping into 20th place we have Park Central West, a new collection of build-to-rent apartments by Lendlease, situated in the wider Elephant Park development. It lies in London’s Zone 1, a 20 minute walk from the South Bank and Waterloo.
Southwark offers three distinct London living experiences, so you can choose which one best suits your lifestyle and wallet. Beside the Thames, stylish, modern living combines with a rich history, making it one of London’s most sought-after and exclusive addresses. A little further south, the edgy, energetic and diverse neighbourhoods of Bermondsey, Elephant and Castle and Peckham have seen a great deal of development and attract young, creative types. Take another step further south and the villagey vibe of Dulwich provides the perfect setting for young families.
You’ll find many of the borough’s most famous attractions where Southwark meets the Thames. Along its riverside boundary are the Tate Modern, The Shard and one of London’s premier food destinations in Borough Market. Peckham, Camberwell, Denmark Hill and Dulwich are all within 15 minutes of Central London terminals by train. The borough is also well served by bus services.
